A bid you can level in ten minutes.
Each proposal lists a lump sum per scope, our inclusions and exclusions line by line, and a unit-price sheet so design changes during buyout are priced before they turn into change orders.
- Pricing holds for 30 days from bid date.
- Steel and rebar carry a published escalation clause tied to mill invoices. Section 232 tariffs on steel now sit at 50% of full value, and Mortenson's Q3 2026 index shows structural steel up 3.2% and reinforcing up 2.9% in one quarter.
- Monthly billing on AIA G702/G703 against an agreed schedule of values.
Concrete that gets poured in January.
Twin Cities winters run to -20°F with a 42-inch frost line. We plan for it at bid time, not after the first cold snap: heated enclosures, ground thaw ahead of footings, insulated blankets on fresh slabs, and a cure log for every placement.
Winter protection is priced as its own line per cubic yard, so you can carry it, cut it, or move the pour.

Questions estimators ask us
Do you bid to owners directly?
Our work is structured as a trade contractor to general contractors and developers with an in-house construction team. We do not take residential homeowner contracts.
How long does a bid hold?
30 days from the bid date. After that, steel, rebar and ready-mix are re-confirmed with suppliers before we sign a subcontract.
Can you split concrete and steel?
Yes. Each scope has its own lump sum. Combining them usually tightens the schedule at anchor bolts and embeds, and we show that as a separate deduct.
What retainage do you accept?
We work with the retainage in your prime contract, typically 5%, and ask for release at substantial completion of our scope.
Do you fabricate structural steel?
We erect steel supplied by your fabricator or carry a fabricator under our scope when the bid form asks for furnish and install. Miscellaneous metals are furnished and installed by us.
What area do you cover?
Minneapolis, St. Paul and Hennepin, Ramsey, Anoka, Dakota and Washington counties. Jobs farther out are reviewed one at a time.
Have a bid date coming up?
Send the drawings link and bid form. We confirm the same business day.
